A 60-year-old American professor lives withdrawn among books and paintings in his home in an old palace in Rome, inherited from his Italian mother. One day his quiet is disturbed by the insistence of Marchesa Bianca Brumonti, who manages to get the professor to rent the upstairs apartment to give it to her young lover and kept man Konrad.
